How do I list my home?
The first step is to fill out the New Listing Form. Please be as detailed as possible, no one knows your home like you do. We will review the information and prepare a listing agreement for you to sign. Your listing begins immediately upon receipt of the signed listing agreement.
Can I make changes to my listing?
Yes. Flat Rate Realty wants you to have the most accurate information possible on the MLS and real estate websites, so that the potential buyer is well informed. If you need to make a change, please fill out the Listing Change Form.
When do I pay?
With Flat Rate Realty, you don’t pay any fees up front. You pay us and the Buyers’ agent’s commission only when your house sells. All fees are paid through the close of escrow.
Will buyers’ agents show my property?
Yes. Your home will be listed on the Multiple Listing Service, where other agents can find and show your home. We offer a commission of 2.5% to 3% to the Buyers’ agent.
Who sets up home tours?
Buyers’ agents (or buyers themselves) will call you directly to set up an appointment to view your home. If they call us, we will forward them to you.
Does my listing come with open house tours?
Yes. We will provide at least 2 open house tours. You can schedule more tours, contact your agent for more information and pricing.
Does the buyers’ agent receive a commission?
Yes. We offer a commission of 2.5% to 3% to the Buyers’ agent.
Who handles offers and negotiations?
Flat Rate Realty will receive offers from buyers’ agents and review them with you immediately. After review, we will negotiate the best possible price for you.
Who handles closings?
Flat Rate Realty will assign an escrow coordinator to your account and we will handle all paperwork, disclosures and contingencies all the way through the sign-off and close of escrow.
