Make an Offer

Our online system enables home buyers to submit an online bid to make an offer on a home or other real estate. As your Agent, we will refund 2/3 of our Buyer's Agent Commission back to you when you buy through our online system.

You choose how you want to get this commission refund. You can use this money to:

  • Offset your closing costs
  • Reduce the purchase price of your home
  • Use the refund to increase your offering price - thereby increasing your chance of getting the home in a competitive market.
  • Receive cash at close of escrow.

It's Your Choice! What will you do with the money we save you?

Traditionally, the listing broker offers a 3% commission to the cooperating buyer's broker. This commission varies from property to property. For a $500,000 home (with a 3% buyer's agent commission), you would receive $10,000 back upon close of escrow. Since the seller pays the buyer's Agent commission, this is FREE MONEY to you. It's your choice – this money can either go into your pocket or into the buyers agent's pocket.
PRE-OFFER SERVICES ARE NOT INCLUDED.

Our online system is designed ONLY for clients who have already previewed a home and are ready to make an offer to purchase that home. Flat Rate Realty El Paso DOES NOT provide home tours or any pre-offer services as part of the online system.

Clients can preview homes through an open house, the listing agent, online, directly through the seller, or through any other manner.


HOW TO MAKE YOUR OFFER:
To make an offer, simply fill out the form to the left or call us and submit your proposed offer and terms. The form will provide many of the ordinary provisions found in any offer – the offer amount, contingencies, down payment, and close of escrow date. When you have submitted your bid, an agent will call you to discuss the offer over the telephone.

After reviewing your bid with you, our agent may accept or decline to represent you as your agent with respect to this transaction. After your initial telephone discussion, you may accept or decline to have our agent represent you in the subject transaction.

Once both you and the agent discuss representation, the agent will prepare the offer to purchase the home, consistent with your price and terms, meet with you to review and sign the offer, and the agent will submit the offer to the listing agent.

CLOSING THE TRANSACTION:
Once an offer is submitted, the agent will provide beginning-to-end full-service from the preliminary negotiations, drafting the contract and counter offers and all the way through close of escrow, plus post-sale support. This Service includes all inspections, due diligence, drafting addendums, and all other aspects of the sale.

Once the offer has been reviewed and prepared, our agent will continue working to present and negotiate your offer with the listing agent and seller, regardless of time.

At close of escrow we will refund to you 2/3 of our buyer's agent commission, in any manner that you choose (Note: some states do not offer cash rebates, check with your agent.)
